Our Professional Skills


Pre-Paint / Lock Up

The main objectives of this inspection are to ensure is enclosed, plastered and that both the internal and external linings have been completed (EG doors, skirtings, soffits etc.) to allow the Painter to commence and complete Painting. We will also check the installation of any Brickwork, Cladding & Render, to ensure these are fully compliant with the current standards.

Practical Completion / Handover

At this Inspection, we will check that the home has achieved Practical Completion, IE that the building works are complete except for minor omissions and defects that do not prevent the building works from being reasonably capable of being used for their usual purpose, and identify any defects that we believe require to be addressed by the Builder, including minor items such as paint touch ups.

Pre-Plaster / Frame Inspection

The purpose of this inspections is to ensure that the House Frame has been constructed to the Industry Standards, that the frame has been erected plumb, level and square, and that the rooms and window openings are correct, as these are items not inspected as part of the Certification by the Certifier / Surveyor. In addition, we will also check that Plumbing and Electrical services installed prior to plaster have not compromised the structural integrity of the Frame.

How It Works?


Vanguard will request any necessary information by phone or email, example house size, location, type of inspection required, the Builder, along with any plans or documents we require for the inspection.
We will then provide you with a quote, upon approval clients ill be sent terms and conditions agreement to sign along with a $50 deposit request.
Date / Time of inspection will be confirmed, with a confirmation call a day before to make ensure it's ready.
After the inspection is carried out a report retuned within 24 / 48 hours (1 or 2 working days) of the inspection along with the invoice for the outstanding amount.
